Minimalism meets movement in a Mayfair pied-à-terre.

MWAI reimagined this one-bedroom apartment in a Mayfair mansion block for a busy professional seeking a minimalist, uncluttered pied-à-terre. The original configuration was tired and inefficient, so MWAI stripped the space back to its bones—removing and replacing all walls, floors and ceilings to create a clean, functional layout.

The design challenge was to accommodate sleeping, living, dining and working within just 37sqm, while still delivering a sense of spaciousness. MWAI approached the brief like a hotel suite, discreetly integrating functions into a central pod. The WC is accessed via the bedroom through a sliding partition, and the kitchen is embedded into the corridor wall.

Bespoke concealed storage and joinery were developed in collaboration with specialist makers, including a folding work desk and integrated cabinetry. The bathroom features a waterproof cement polymer render, textured to catch recessed lighting and create depth. Industrial fixtures and refined sanitaryware complete the look.

Given the owner’s international lifestyle, MWAI was entrusted with the entire project—including furniture selection. The result is a compact apartment that feels expansive, elegant and entirely fit for purpose.
