MWAI is a RIBA Chartered Practice offering a full range of ALL architectural services related to the RIBA plan of work 2020 stages 0 through to 6.

MWAI Architecture Services

Interiors

MWAI offers interior design services based upon the 'Domestic professional services contract 2020 Interior Design (2024 amendment)' prepared by RIBA (Royal Institute of British Architects) in conjunction with BIID (British Institute of Interior Design). The design is organised across the RIBA Plan of Work 2020 stages 0 through to 6.

We are passionate about design and are known for our high level of client service, expertise and our professional, friendly approach. As designer we provide the following services:

Architectural interiors and interior design

Siting and spatial arrangement of furniture, flooring and decorative lighting, the look and feel of bathrooms, kitchens and joinery, walls and floor finishes, ironmongery and electrical fittings.

Loose furniture, fittings and equipment (FF&E)

The design, search and procurement of soft furnishing, lifestyle objects, art and other equipment.

MWAI provide clients with a flexible, tailored service and advice. We regularly take projects from start to finish and are often asked to provide interior design as part of a full architecture and interiors appointment, or as part of our turnkey offer.

For interiors, like for architecture, we follow the framework set out by The Royal Institute of British Architects (RIBA) for the staged completion of a project, catering from small extensions to large buildings. We work to the RIBA key stages to deliver the following services:

  • Brief
  • Concept design
  • Presentations, scheduling, specialist suppliers/designs
  • FF&E budgeting, design and procurement
  • Bespoke manufacturing, FF&E procurement assistance
  • Handover, installation and styling
MWAI Interior Design Services

Turnkey

MWAI are adept at delivering private home projects under a turnkey consultancy service through MWAI architects or as a contractor through our partner company MWAI BUILD Ltd.

Some of our best projects have been delivered under this system when clients want quality and speed. Our reputation relies upon this and we work hard to deliver.

We believe that turnkey provides higher quality, better designed and a more flexible, tailored outcome as we will take responsibility for the entire project, providing both consultancy and construction.

Under a turnkey appointment MWAI / MWAIBUILD will provide a single point of contact providing both consultancy and construction, and single fee for all consultancy decisions required on the project, employing all other professional services through MWAI Ltd.

MWAIBUILD will employ all consultants (including MWAI) and subcontractors under a negotiated JCT Design & Build Contract. At the start of the project, all consultancy will be administered by MWAI.

Downsides

  • Non-standard form of agreement.
  • Reliant on a trust relationship between client and MWAI.
  • Less certainty on costs as some packages are negotiated whilst on site.
