Pattern House belgravia, london
Where detailing defines experience.
MWAI was commissioned to deliver the turnkey refurbishment of a family home for rent in Belgravia, London. The brief called for a brighter, more spacious and sophisticated residence, and the client entrusted MWAI’s full-service offering—MWAI BUILD—to realise the vision.
The design response focused on harmonising modern architectural detailing with traditional features. Shadow gap architraves, recessed skirtings and SoSS hinges with magnetic lock sets were used to create strong shadow effects and spatial rhythm. The palette is calm and soft, with bold accents in lighting and furniture to enhance the hierarchy of spaces.
In the kitchen and living areas, matchboard panelling and chevron stone tiles reflect the informal nature of daily life. Ground floor rooms retain a more formal character through traditional wall beads and recessed timber skirtings.
Upstairs, bathrooms are crafted with bespoke tiling and refined sanitaryware. The master bathroom features book-matched Calacatta marble, antique copper fittings and sheer voile curtains for privacy. The guest bathroom introduces playful geometry with hexagonal Carrara mosaics inspired by Roman floors, creating a soft grey optical illusion.
This is a home where every detail is considered—designed to elevate rental living through elegance, craft and clarity.
